1. Listing Consultation
We meet you at your property and walk you through the selling process. We will discuss expectations on both sides, provide a home valuation based on an analysis of current market conditions, and develop a personalized listing strategy based on your needs and timeline.

2. Walk & Prepare Your Home
You only get one first impression, so we need to get your property show-room ready! Our in-house staging advocate Annabelle will walk through your home with you and provide a list of any changes that need to be addressed. We also offer small-scale staging as needed. Need a handyman, painter, cleaner, or full-service stager? We have trusted vendors of all types that we can recommend.

3. Professional Photos, Drone, & Video Walkthoughs
Once your property is ready, we'll schedule with our trusted professional photographers. Depending on your needs, we will provide photos, drone footage, and video walkthroughs of your property out of our own pocket. We'll personally meet the photographer on-site and help with any last-minute adjustments.

4. Marketing Your Property
As soon as we have a date set and photos, we can start marketing your property as coming soon to other realtors and Allen’s private network of contacts. We also send out letters to your neighbors, post on social media, host open houses as needed, and post your listing on our website and all property websites (Zillow, Realtor.com, etc.)

5. Property Showings
We partner with Realtracs and CSS, full-service showings call centers that coordinate all agent showings. We work with your preferences to set up how you approve and are notified about showings. We follow-up with all property viewers as many times as necessary to get valuable feedback about your home. We also offer both public and broker open houses as needed.

6. Negotiate Any Offers
Once we receive an offer on your property, we'll walk through it with you and help you decide if you want to accept it as presented, negotiate it, or reject it. We will guide you through each step of the negotiations to get you the best price and contract terms.

7. Buyer’s Contingencies
Congratulations - you're under contract! From here, the process shifts to the buyer's side as they arrange any property inspections, their financing, and the appraisal. We will negotiate and resolve any possible repair or appraisal items that the buyer presents, depending on your contract’s terms.
